WHAT IS THE TYPICAL DURATION OF A HOME INSPECTION?

Inspection times vary depending on the size of the property, the age of the property, the complexity of the building systems and if routine maintenance has been performed. Lack of easy access to components, presence of a subarea or accessory structures can
add additional time. Please see the list below for average inspection times by property type.

WHAT IS YOUR TURNAROUND TIME FOR REPORT DELIVERY?

Inspection reports are typically delivered within 48 hours. Complex and/or multi-unit properties may take an additional day. For a Buyer’s inspection, shorter delivery times can be agreed upon, as we understand that there may be short contingency windows. If a short delivery time is required, it is helpful to us, if you note that on the intake form so we can plan our schedule accordingly.

DO YOU PROVIDE PRICING FOR REPAIRS RECOMMENDED IN THE REPORT?

No, we do not provide written estimates for deficiencies that we identify during the inspection. We can however provide a cost estimate range while on site for the inspection or during a follow-up call after the report has been received. Since prices vary greatly throughout the San Francisco Bay area, we recommended the report be shared with a licensed general contractor or qualified contractor. Real estate agents are an excellent resource and often have preferred contractors to serve their clients.

WHAT SHOULD I DO TO PREPARE FOR MY HOME INSPECTION?

  • Make sure batteries are working in thermostats

  • Ensure that the furnace, water heater, electrical panels, attic, and subareas are not blocked by stored items

  • Replace burned-out bulbs

  • Do not schedule exterior power washing during the inspection window or within 48 hours of the start of the inspection.
