Based in the Bay Area, Sarah deVito is a licensed Class-B General Contractor and an ASHI (American Society of Home Inspectors) Certified Inspector (ACI), with a background in architecture from UC Berkeley. Sarah has and continues to oversee light commercial and residential, design/build projects.  Sarah added home inspection to her list of skills, which wonderfully combines her love of building design with a commitment to helping others. Her appreciation for and experience with both historic and modern design give her a unique perspective, which she applies to building inspections, while her work as an inspector informs her insight into design and construction practices. She has worked in the Bay Area, in Santa Fe, NM, and San Antonio, TX.  
 

Sarah is known for her approachable, patient, and solutions-oriented style. Whether she’s summarizing key findings on-site or answering follow-up questions days later, she ensures every client feels supported and empowered. She stays current on building codes and industry best practices through ongoing education.

STANDARD OF PRACTICE (SOP)

All inspections follow the Standard of Practice (SOP) set by the American Society of Home Inspectors (ASHI) and abide by the ASHI Code of Ethics (COE):
ASHI’s Standard of Practice:
ASHI has established the most widely recognized Standard of Practice for home inspections in North America. These guidelines outline the minimum requirements for professional, objective home inspections and ensure consistency, integrity, and consumer protection.

  • Structural components (foundation type/condition, seismic, framing)

  • Exterior elements (siding, decks, site drainage)

  • Roofing (identify roofing type, remaining service life, surface drainage issues)

  • Plumbing (supply &amp; waste piping material, condition and/or defects. Water heater age and condition)

  • Electrical systems (identify outdated and unsafe components, determine adequacy of service & amp; number of circuit breakers)

  • Heating &amp; Cooling (HVAC) systems (identify and describe type and age of systems)

  • Interior (walls, floors, appliances)

  • Insulation & amp; Ventilation (note inadequacies of insulation and ventilation components)

  • Fireplaces (determine fuel source and if further inspection is required prior to use)

  • Outdated and/or safety issues (identify outdated components that may present a safety issue)

Inspections are visual and non-invasive, focusing on readily accessible systems. Inspectors are to provide clear reports identifying significant deficiencies, safety concerns, and recommendations for further evaluation if needed.

ASHI’s Code of Ethics ensures inspectors:

  • Remain objective and avoid conflicts of interest

  • Act in good faith toward all clients

  • Maintain high professional standards and honesty
